Noted for its proximity to the larger cities like Wilmington, NC, along with its 12 miles of quiet and pristine shoreline, Emerald Isle is also celebrated for its abundant fishing opportunities and plentiful water-sport options. The median home price in Emerald Isle is quoted at the $350,000 mark—which is higher than the overall median home price in the U.S. of $200,000—but still very much an affordable and budget-friendly option when you consider the amenities, location, and quality of life that you get for your real estate dollars, while also comparing it to pricing found in other beach real estate markets across the country.
How did Emerald Isle make the list of best budget-friendly beach real estate?
The real estate research firm RealtyTrac used current data and statistics for beach towns with a population under 50,000 residents combined with a high quality of life, and from there investigated which of those had the best bargains for homebuyers in search of purchasing a home at the beach. The study compared median prices for beach homes within those towns amongst each other, while noting the current home prices as compared to their housing-bubble peak price. Quality of life was also included in the criteria and focused on coastal areas with desirable weather, good air quality and low crime rates.
